I have six rental units which are a good source of passive income. I don’t use a property manager because you are right…they take about 10% of your rent. There are really only 2 things that tenants call about: 1. A plumbing issue 2. Heat/Air problems. Just find a plumber and heat/air guy you can trust. I travel a lot for my primary job. When a call comes in from a tenant, I can call the repair guy in just as easy as a property manager.
Let no one tell you that email marketing is dead. An email list is crucial for every affiliate marketer. You can start building up your email list with a lead magnet (like the information products mentioned previously) or even just by encouraging your audience to sign up for your updates. You can then push your content to this audience via email and also direct them to your affiliate offers. I am aware they are too general subjects with lot of sites doing the same, but my idea is to produce constant review on PC parts, Laptops, Mobile devices, Accessories all in different categories, create lists like top5 or 10 under XX budget etc. Similar approach I would use if I I decide to go with Fitness path and divide content training advice, review of fat loss methods, supplementation, nutrition etc. I am aware that this will be a long journey and that it can pass few months before sales start to kick in and that’s the risk I am ready to take. If you’re creative enough, or tap into the zeitgeist properly, you can also have a runaway hit.
